# Power Availability and Timing
- 30 MW immediately available, per original study; $14M required to unlock it
- Concern: another party may have signed up for it since the study
- 420 MW target by Q4 2029 (estimated); November study will confirm whether Q4 2029 or Q1 2030
- Requires 138 kV system upgrade: $36M
- 500+ MW (up to 800 MW) possible by 2031–2032 via 345 kV line upgrade
- Utility has indicated 800 MW is achievable, but no firm data yet

# Gas, Water, and Site Considerations
- Gas pipeline 0.25 miles east of site; easements needed but multiple pathway options exist
- Seller estimates completion by end of 2027, but unconfirmed; discussions with Nexus are high-level only
- Capacity needed: 200,000 DTH/day; no cost confirmed
- Text amendment submitted to city to permit gas generation on site; confirmation needed
- Town proximity is a risk: 300–400 MW of supplementary gas may face community opposition
- Domestic water: City of Genoa offers 1.2M gallons/day; scaling to 2M gallons/day requires additional upgrades
- Infrastructure cost estimate: $10–15M
- Opportunity to co-invest in water/wastewater infrastructure as a public benefit LLC
- Mineral rights: ownership must be confirmed; if not included in contract, need surface use agreement controlling wellheads and ground insertion
- Quarry on or near site is being decommissioned; confirm no active blasting (vibration risk); timeline estimated at 3–5 years
- Road vacation (Reman Road): seller to confirm feasibility; hyperscalers would require it, Microlinkdc has more flexibility given greenhouse plans
- Wetlands: no price adjustment expected; pricing based on usable MW capacity, not acreage

Mansfield: FirstEnergy detailed load study back, 100 MW from the grid in 20 to 30 months on a 3.2 km (2 mile) radial tap plus substation under $10M; beyond 100 MW needs 5 to 7 years of upgrades on the 138 kV line. Rate: 3.5 c/kWh energy only, 8 to 9 c delivered by Taimur's estimate; FirstEnergy call Monday. Gas: Enbridge quarter mile tap onto a twin 1 067 mm (42 in) line, up to 2 GW. Land priced per acre as a package; 700 acres under contract, 200 to 300 under ROFR. FAA cone avoided in a Tier 1 operator test fit; private, low traffic airport. They need an offtake LOI or PPA before posting financial security. Project Blackridge in eastern Ohio: New Athens, Morristown and Barnesville zones, 1 to 2 GW each under HB 15; JDA talks with a major oil company; Barnesville mayor wants a data centre; Google and AWS looking. Nick offered early Pennsylvania site introductions, accepted.

Power 3.2 c/kWh against 7 to 8 c in Northern Virginia; dynamic pricing risk. Gas generation as a bridge from 30 MW to 300+ MW; air permits a consideration; Meta nearby as reference. Off takers need power commitment, financing and zoning. Structure: 90 to 120 day study plus 30 to 60 day close; condition close on the November study or a full power commitment; seller unlikely to split the 482 acres. North Wyman Road appears to bisect the site; residential setbacks at the south to assess. Data centre zoning by right; get written clarification before close. C&W incentives group (Amy) paid on success. Community: free heat to the town, indoor farming (Indoor Farming Association, Ohio State), wastewater upgrade, farms on the residential side; brewery zoning to confirm.
